I spent more than three decades in corporate analytics and business operations before I originated my first loan. Fortune 500 environments, large-scale transaction and revenue tracking, the kind of work where somebody senior asks a question and you're expected to come back with a model, not an opinion.
The skills turned out to transfer almost completely. A mortgage is a forecasting problem wearing a sales costume. What does this cost over the life of the loan? What's the break-even on the closing costs? What happens to the payoff date if we restructure? Does the monthly payment improvement survive contact with the total interest? Those are analytics questions, and most borrowers never get shown the answers — they get shown a rate and a smile.
So that's what I do differently. I build the comparison, I show you the tradeoffs, and I explain what I'm looking at so you can evaluate it yourself.
I'm comfortable telling you not to do the loan.
There are four things a refinance might accomplish: lower your monthly cash flow, shorten your remaining payoff horizon, restructure debt or access equity, or — genuinely, often — nothing worth doing right now.
That fourth outcome is a real answer, and it's one a lot of the industry is structurally reluctant to give. I'd rather show you the numbers and have you decide correctly than talk you into a transaction that doesn't earn its keep. I'll also tell you to get a second opinion. If someone else can beat what I can put together, you should know that.
It's a slower way to build a business. It's also the only version of this job I'd want to have.
