Most mortgage advertising asks you to decide first and look at the numbers later. I work the other way around. Send me the basics of your current loan — or the purchase you're considering — and I'll build the comparison: what you have now, what's actually available to you, and what the difference costs or saves over time. Not just the monthly payment. The break-even point, the total interest, what happens to your payoff date, and what the closing costs actually do to the math. Then you decide. If the numbers say stay put, I'll tell you that.

Start with the question you actually have.

Most people don't arrive knowing which loan product they need. They arrive with a situation. Here's where a few of the common ones lead.

I bought or refinanced when rates were high. Should I do anything yet?

Rates have moved since 2022–2024. That doesn't automatically mean refinancing helps you. Let's run your numbers and find where your break-even actually falls.

I have a quote from another lender. Is it any good?

Send me the Loan Estimate. I'll walk you through what to compare beyond the headline rate — points, credits, origination charges, and cash to close. If it's competitive, I'll tell you.

My income is
complicated.

Self-employment, 1099, commission, or multiple entities. Documentation-flexible programs exist, including bank statement options. Whether one fits depends on your situation.

I'm buying a home and need to know what I qualify for.

Preapproval works better as real analysis than as a form letter. Let's figure out your actual range and what it costs at different structures.

I'm financing an investment property.

Investor financing is evaluated differently — often on the property's own income rather than yours. Worth understanding the structure before you make an offer.
